Construction monitoring and handover inspections in the Heinsberg district

Building surveyor in Hückelhoven

Before you sign off, pay or buy, we come and look for ourselves. On site, with photographs, and with findings you can read without a technical dictionary.

  • Cracks in masonry
  • Damp in the basement
  • Handover is due
  • A second opinion

Our role

Who comes to your site

KNOP Bauunternehmen is a master trade business that has been building structural work itself since 2008. It is run by Viktor Knop, master bricklayer and master of concrete construction. We assess construction work from the practice we stand in every day. So that you know what you can rely on, we say first what that means and what it does not mean.

What we do

  • A site visit at your building site or property in Hückelhoven
  • A check of the work carried out against drawings, the schedule of works and the recognised rules of construction
  • Photographic evidence for every observation, with its location and date
  • A written report in plain language, ordered by urgency
  • A conversation afterwards in which you can question every observation

What we do not do

  • We are not publicly appointed and not sworn
  • We do not produce expert reports for court proceedings
  • We do not issue energy performance certificates
  • We do not value property for a bank or a tax office

Where a publicly appointed or sworn expert is genuinely required, we say so openly and you lose no time.

Reasons

Four situations where an outside view pays for itself

Most people call us because a decision is due and the only information available comes from the party doing the work. That is exactly where an independent view is worth the most.

01

Handover is due

Acceptance transfers the risk to you and reverses the burden of proof. We walk the building with you beforehand, record what is still open, and you sign with a list instead of a feeling.

02

You are buying an existing building

Before the notary appointment, a sober tour of the basement, roof and facade is worth the hour. We tell you what to expect over the coming years and which points belong in the contract talk.

03

Cracks or damp appear

A crack is a crack until someone reads it. We look at where it runs, whether it is moving and what sits behind it, then say whether watching it is enough or whether it needs action.

04

The invoice does not match the work

When you are billed for something you cannot see, a record of the actual state of construction helps. We document what has been built so that you argue with figures rather than impressions.

How it runs

From the first call to the findings

Four steps, and no more. After the first conversation you know what we will look at, how long it takes and what you will hold at the end.

  1. Step one

    Call and first assessment

You describe briefly what it is about. We tell you whether a site visit makes sense, what we need for it and which documents you should have ready.

  2. Step two

    Site visit in Hückelhoven

We arrive at the agreed time, work through the building systematically and photograph every observation where it stands. You are welcome to come along and ask.

  3. Step three

    Evaluation

At the desk, notes and photographs become an ordered list. Every observation is given a location, a description, an assessment and, where it helps, a suggestion.

  4. Step four

    Findings and conversation

You receive the findings in writing and we go through them together. Anything still unclear is settled on the phone before you take it into your next meeting.

We plan the appointment so that the critical points are still open and reachable. A wall that has been closed can only be judged again at some expense.

Contact

Tell us what it is about

A few lines are enough to start. The more concretely you describe the reason, the more precisely we can say whether and when a site visit makes sense.

Checklist

What we look at

We work from the bottom up and from the outside in. Anything not reachable on the day is named as such in the report, so that nobody later assumes a statement that was never made.

Foundations and basement

  • Ground slab, footings and construction joints
  • Waterproofing against ground and water
  • Drainage, backflow protection and light wells
  • The pattern of moisture on walls and floor

Structure

  • Masonry, bond, bed joints and perpend joints
  • Concrete, surface, honeycombing and cracks
  • Reinforcement, position and cover while still open
  • Lintels, bearings and openings

Envelope and junctions

  • Roof edge, parapet and penetrations
  • Facade, plinth and splash zone
  • Windows and doors, installation and perimeter joint
  • Balconies, terraces and falls

Workmanship

  • Dimensional accuracy and permitted tolerances
  • Flatness, alignment and plumb
  • Care taken at edges and transitions
  • Agreement with drawings and the specification

The list is the frame, not the programme. Which points actually matter is decided by your building and your reason for calling.

Photographs

This is what we are judging

Six photographs from our own sites. They show the elements a survey usually turns on, and the state an element has to be in before it can be judged at all.

Photographs from the building work of KNOP Bauunternehmen. They are not other clients projects and they are not examples of defects.

What you receive

What stays in your hands

The report is the real result. It has to hold up months later, when you put it in front of a tradesperson, a solicitor or the developer.

Frame
Property, date, weather, who was present and the express scope of the visit.
Observations
Every observation on its own, with its place in the building, a description and the matching photograph.
Assessment
What can wait, what belongs in the next construction stage, what should be settled before handover.
Limits
What was not reachable and which statement is therefore expressly not made.
Next step
A concrete suggestion on who to approach next and with which question.

On request we add the open points as a short list you can work through with a pen on site.

Service area

On site in Hückelhoven and the Heinsberg district

Hückelhoven is the reference point for this page. From Ratheim through Baal to Brachelen we know the building methods, the ground and the roads, and we can come out for a site visit without a long run up.

The business is registered in Monheim am Rhein. For enquiries from Hückelhoven and the surrounding towns that changes nothing, except that we group the appointments.

Questions

What we are asked most often

Six answers that come before most of the calls. If your question is not here, simply ask it directly.

Are you publicly appointed and sworn?

No. We assess construction work as a master trade business, out of our own structural building practice. Where a court case or a contract expressly requires a publicly appointed expert, we tell you so in the first conversation.

How long does a site visit take?

That depends on the building and the reason. A single question about one element is settled faster than a full tour of a house before handover. We tell you in advance what to plan for.

Do I have to be there?

It is not required, but it helps. Whoever is present sees the observation where it arises and can ask straight away. If you cannot make it, we go through the findings with you on the phone afterwards.

Which documents should I have ready?

Whatever exists helps: the building description, floor plans, sections, the schedule of works, the site diary, quotations and earlier photographs. If none of it exists the visit is still possible, but the findings are then limited to what is visible.

Do you also check other companies work?

Yes, that is the normal case. If the building is one we built ourselves, we say so openly and you decide whether you would rather have someone with no involvement of their own.

Will I get a figure for putting the defects right?

A reliable figure needs measurement and a quotation. We describe which works are needed and in which order, so that you can ask for quotations on a clear basis.

Next step

Better to look first than to argue later

One appointment, one set of findings, one clear basis for your next building decision in Hückelhoven.
